What moves the price

Access

Tight side access, steep blocks or second-storey work change labour against a walk-up ground-level deck.

Cover

An open deck is simpler than an insulated patio roof tied into existing eaves and gutters.

Height & railing

Once a deck needs a code barrier, balustrade and post detailing add scope.

Timber & boards

Hardwood posts, composite boards and insulated roofing products are priced for what the job actually uses.

Approvals

Exempt outdoor rooms differ from jobs that need a certifier or council path.
